Terms of Service
Last updated: June 2026
Welcome to Roost. By creating an account or using Roost (“the Service”), you agree to these terms. Please read them carefully.
Who can use Roost
Roost is for current college students. You must sign up with a valid .edu email address and be at least 18 years old. You’re responsible for keeping your account secure and for everything that happens under it.
Listings and conduct
You are responsible for the accuracy of any listing you post and for your conduct on the Service. Don’t post false, misleading, or fraudulent listings, don’t harass other users, and don’t use Roost for anything illegal. We may remove listings or suspend accounts that violate these terms.
Roost is a platform, not a party to your agreement
Roost helps students find and connect with each other about sublets. We are not a party to any rental, sublease, or other agreement between users, we do not own or manage any property, and we do not verify the accuracy of listings or the identity of users beyond .edu email verification. Any agreement you enter into with another user is solely between you and that user. We strongly encourage you to verify details in person, review any lease or sublease terms carefully, and never send money before confirming a place is real.
Disclaimer and limitation of liability
The Service is provided “as is” without warranties of any kind. To the fullest extent permitted by law, Roost is not liable for any damages arising from your use of the Service, including disputes with other users, inaccurate listings, or any rental arrangement made through the Service.
Changes
We may update these terms as Roost grows. We’ll post the updated date above. Questions? Email support@roostsublets.com.
